In-house figure based on a $45,000 average U.S. property management assistant salary, loaded to ~$4,800/month with payroll taxes, benefits, equipment and software, covering 150 doors. Industry benchmarks put a dedicated single-family ops person at 75 to 150 doors; we use the top of that range. Your numbers will differ. We'll work through them on the call.

Time zone coverage

Your evening is our workday.

Based in Pakistan (PKT), our team's working hours land squarely inside U.S. business hours, and stretch well past when most in-house staff log off. That means tickets get worked, calls get returned, and applications get processed while your office is closed.

Service lines

Built around how PM companies actually divide the work.

Rather than one generalist doing a bit of everything, we staff by function, the same way a well-run operations team is structured. Each line can run as a dedicated hire, a specialized pod, or part of a fully outsourced desk.

The core of the job

Communication is the operation.

Property management runs on constant, correct communication with six different audiences at once. This is where most in-house teams get buried, and where we spend most of our day.

Owners

EmailPortalPhone

Monthly reporting, maintenance approvals, vacancy updates, and proactive status calls so owners hear from you before they have to ask.

Tenants

TextPhonePortal

Maintenance requests, lease questions, delinquency follow-up, and renewal conversations handled promptly and professionally.

Section 8 / PHA

EmailFax/PortalPhone

Caseworker coordination, recert document exchange, HAP contract follow-up, and inspection scheduling handled without missed deadlines.

Vendors & Contractors

PhoneTextEmail

Dispatch, scheduling confirmations, on-site status checks, and invoice matching so nothing sits unresolved in a queue.

Utility Providers

PhoneWeb PortalEmail

Service setup and transfer between tenants, RUBS billing administration, vacancy-loss tracking, and dispute resolution.

Prospects

PhoneTextEmail

Showing requests and application questions answered fast, the biggest single factor in how quickly a unit gets filled.

Engagement models

Priced per door, not per hour.

An in-house operations hire costs a U.S. property management company roughly $32 per door, per month once salary, benefits, payroll taxes and equipment are counted. We run the same functions for less than half that, and you stop adding headcount every time you add a hundred units.

Scope: One function or role

Dedicated Seat

One person, embedded in your team, working your hours in your systems, on any single function: leasing, maintenance coordination, Section 8 admin, or general ops support.

$1,500/month Covers up to 100 doors. Additional doors at $14 each. ≈ $15 per door vs ~$32 in-house
  • Trained on your SOPs & software
  • Works your business hours
  • Direct line to your team (Slack/email/phone)
  • Month to month, 30 days' notice
Start with one seat
Scope: End-to-end operations

Full Operations Desk

Leasing through renewals, vendor management, communications and utility admin, all run as one coordinated remote desk behind your front office.

Scoped to your portfolio Priced per door after a review of your asset mix, turnover and software. Typically 200+ doors
  • Single point of accountability on our side
  • Monthly ops review & process documentation
  • Room to flex up during leasing season
  • Written escalation path to the founder
Discuss full desk
One-time onboarding: $750 Covers SOP build, software access, vendor and escalation mapping, and two weeks of training before your seat goes live. Monthly billing starts at go-live, not at signing.

Working knowledge

We work inside your compliance framework, not around it.

Every task above touches some form of regulation. Our team is trained to recognize where those rules apply and to flag anything that needs your licensed oversight, not to replace it.

Federal

Fair Housing Act

Non-discriminatory language and process in advertising, screening, and tenant communication.

HUD / PHA

Section 8 program rules

HAP contracts, HQS inspection standards, recertification timelines, and PHA correspondence norms.

State

Landlord–tenant law

Notice periods, security deposit handling, rent increase limits, and habitability standards by state.

Local

City & county ordinances

Rent control, just-cause eviction rules, registration requirements, and local inspection schedules.

Meridian PM Ops is not a law firm and does not provide legal advice. Our team executes documented, compliant processes under the direction and licensing of your company, and is trained to escalate anything ambiguous rather than guess.

Systems we already know

No ramp-up on your software.

We work inside your existing stack from day one. No new licenses, no migration, no lengthy tool training before we're useful.

Why this exists

I came into property management through the repairs department at Ziprent, a large U.S. property management company. Repairs turned out to be the best possible place to start. It's where everything lands: the tenant who has no hot water, the vendor who didn't show, the owner who wants to know why an invoice looks the way it does. You see the whole business from there, usually on its worst day.

I liked it more than I expected to. There's a satisfaction in this work that I don't think gets talked about much: a queue that was chaos in the morning is clean by evening, and someone's home actually got fixed. After a year I was promoted to repairs manager with a team under me, and by then I knew I wanted to build a career in this industry rather than just work in it.

B2B Realty came next, and in three months there I worked every function in the business: leasing, renewals, vendor coordination, owner communication, Section 8 files. I stopped being a repairs person and became a property manager.

Then Vremco in Texas, where I was the only property manager in the company. Six RV parks, more than 300 units, all of those functions, mine alone. That's where this idea came from.

Running a full portfolio by myself showed me exactly which parts of this job need someone standing on the property, and how few of them actually do. Leasing inquiries, renewal tracking, work order triage, Section 8 recerts, owner reporting, vendor scheduling: none of it has to happen in your office. I know, because I have been doing all of it from Pakistan since 2022.

Mid-sized companies feel this hardest. Big enough that the operational load is real, not big enough to justify staffing a desk around it. Most keep hiring locally until payroll stops making sense, and growth quietly caps at whatever the office can absorb. It doesn't have to work that way.

I didn't want to build this alone. Taib came up through the same two companies I did, Ziprent and B2B Realty, but from the other side of the work: leasing relations, the compliance that quietly stops a unit from being rented, and two years coordinating maintenance across 200+ retail locations in Canada. Where I learned to run a portfolio, he learned to run volume.

That's the company. I know what a property manager needs. Taib knows how to make it repeatable when it's happening two hundred times a month.

Our commitment

We don't manage properties. We never will.

Meridian PM Ops is an operations company, not a property management company. We hold no management agreements, solicit no owners, and compete for no doors, not yours and not anyone else's. Every unit we touch stays yours. That isn't a policy we might revisit; it's the whole business model.

Let's map your operations before we talk pricing.

A 30-minute call is enough to tell you whether a dedicated VA, a specialized pod, or a full operations desk fits your portfolio.
